Maintenance

Proper maintenance of the property and mechanical systems is crucial to ensure that all systems are running efficiently.   Preventative maintenance is not only more cost effective in the long run, but it also reduces the risk of structural or mechanical malfunctions.  We create a schedule of seasonal inspections to reduce the cost of maintenance and identify potential problems before they arise.  The assigned Property Manager records all property inspections to maintain a historical log of the property's physical well being.

Financial

Ensuring the financial health of a property is one of our priorities. Keeping an accurate financial report on the property not only helps our clients stay on budget but it is key in creating a short and long term plan.  We work closely with our clients to establish an operating and capital budget and the required revenues required for balancing it.  We prepare the property's balance sheet, income statement, cash flow statement, check history, bank reconciliation, accounts payable/receivable report, etc.  Our monthly financial reports compare expenditures and revenues with its budget and also include current monthly and year-to-date figures.

Through our hands-on approach our Account Managers develop supportive relationships with the property's staff.  We instill our philosophy based on leadership, employee motivation and customer service to ensure the staff delivery a quality service.  All of the property's staff abide to our principles and guidelines detailed in our employee handbook.

24/7 Support & Emergencies

We offer a 24/7 support to ensure all of our clients’ emergencies are dealt with immediately.  Emergencies may occur anytime and we must be prepared for the unexpected at all times.  Our Property Managers are trained and have experience dealing with emergencies around the clock.  The security of our clients and their assets is a priority and we are actively educating our team in proper procedures and preventing maintenance to avoid emergencies.
