Property management

Bridge assigns a dedicated account manager to each building and averages four buildings per manager across its portfolio.

01 / FINANCIAL VISIBILITY

Financial management & reporting

We work with you to establish operating and capital budgets and the revenue required to balance them. Our financial reporting includes:

  • Balance sheets

  • Income statements and cash-flow statements

  • Check histories and bank reconciliations

  • Accounts-payable and accounts-receivable reports

Monthly reports compare revenue and expenditure with the budget, showing current-month and year-to-date figures. Boards can also log in through AppFolio to see their building's finances.

02 / BUILDING CARE

Maintenance & building operations

  • Visits and inspections: We visit every building every week, schedule seasonal inspections and record completed inspections in a historical physical-condition log.

  • Maintenance: We coordinate preventive maintenance and corrective work with outside providers.

  • Vendor bidding: We obtain at least three bids for non-emergency work and coordinate vendors for the building.

  • Outside specialists: We coordinate security, engineering, legal and maintenance specialists. Work reserved for licensed professionals stays with those professionals.

  • Building staffing: We place and manage building staff on behalf of boards and owners, following documented handbook guidelines for leadership, employee motivation and customer service.

Compliance & local law

We manage building compliance in both markets. In New York, we coordinate filings and track compliance cycles for:

  • Local Law 11

  • Local Laws 97 and 84

  • J-51 and 421-a

For Local Law 11, we can engage the inspecting engineer, schedule the inspection and coordinate filing. Outside licensed professionals perform the regulated work, including the facade inspection.

Capital projects

We manage bidding for major replacements—including roofs, elevators and HVAC—and administer project contracts. Depending on the project, we bring in engineers and architects for assessments and drawings, and owner's representatives on large projects.

Capital & reserve planning

We manage the long-term capital plan and present funding options to the board, bringing in reserve study analysts where needed. Every building also receives a five-year plan, reviewed twice per year.

Transfers & closings

We support sales, sublets and refinancing. Depending on the transaction, our work includes:

  • Managing resale documents and estoppel packages that confirm association dues and outstanding balances

  • Verifying assessments and violations

  • Processing the ownership change

We bring in outside title companies, closing attorneys and appraisers, and work with third-party document platforms as needed.

In New York, our energy work includes support for Local Laws 97, 87 and 84.

For specialist work, we bring in outside energy auditors and consultants, energy service companies and certification consultants as needed. We also bring in commissioning agents—specialists who check that building systems perform as intended—where needed.

We coordinate with outside insurance brokers, appraisers who estimate the cost to rebuild the property, and environmental consultants. On major claims, we bring in public adjusters or attorneys for insurance coverage matters.

Management fees

For property management and administration, Bridge charges a flat monthly fee per building, scaled by size. Costs from lawyers, engineers, contractors and other third parties are billed separately.
