Inspections: We arrange seasonal inspections and record completed inspections in a historical physical-condition log.

Compliance, insurance and energy administration
Bridge also handles administrative work that sits alongside daily building operations:
Building compliance: We coordinate compliance work in both markets. In New York, Local Law 11 support can include engaging the inspecting engineer, scheduling the inspection and coordinating filing. The outside professional performs the facade inspection.
Insurance: We manage policy and renewal calendars, collect vendor certificates, report losses and track incidents, coordinating with outside insurance brokers and other specialists as needed.
Energy: We manage utility data collection, benchmarking filings, compliance deadlines and conservation programs, with outside energy specialists performing technical work.
Work reserved for licensed professionals is performed by outside specialists.

COMMERCIAL CLARITY
Management fees
Bridge charges a flat monthly fee per building for property management and administration, scaled by building size. Lawyers, engineers, contractors and other third-party costs are billed separately. Discuss specialist-service scope and fees alongside ongoing management in your proposal request.
The management work includes financial reporting, scheduled visits, vendor coordination and regular board contact, the responsibilities and commitments set out above.
