What Bridge manages after the switch

After the switch, the agreed management scope can take financial administration, maintenance coordination and day-to-day building work off your board or ownership team's hands. You retain your decisions and responsibilities.

  • Finances: We establish operating and capital budgets with you and prepare monthly reports comparing income and expenditure with the budget, for the current month and year to date. Boards can see their building's finances through AppFolio.

  • Maintenance and vendors: We coordinate preventive and corrective maintenance, record completed inspections in a physical-condition log, and manage vendor scopes, bid comparisons and performance tracking.

  • Building staff: Our management scope includes building-staff management and placement on behalf of boards and owners.

  • Rental administration: For rental and multifamily buildings, we handle tenant screening, rent collection, arrears recovery and eviction-related administration. Outside lawyers perform legal work and bill separately. Direct leasing representation is separately contracted and charged brokerage.

If you are changing HOA management companies, Bridge provides financial reporting, vendor administration and regular board support.

The management commitments that follow the move

Bridge assigns a dedicated account manager to each building and averages four buildings per manager across its portfolio.

If more responsive board communication, regular building attention or a clear long-term plan are reasons for switching, these commitments give you specific standards to evaluate:

  • Building attention: A visit to every building every week

  • Board support: At least one board meeting per month and a reply to every board inquiry within one business day

  • Non-emergency work: At least three bids

  • Long-term planning: A five-year plan for every building, reviewed twice a year

  • Telephone assistance: Available 24/7 to boards and residents, including multifamily tenants

  • Critical building issues: Resolved within 24 hours

A critical issue creates an immediate threat to resident safety, habitability, building security, essential building services, or continuing property damage. The 24-hour resolution commitment applies to these critical issues; it is separate from 24/7 telephone assistance.

Ownership-change administration

When a unit changes hands, Bridge handles the relevant administration:

  • Managing resale or estoppel packages

  • Verifying assessments and violations

  • Processing the ownership change

The work depends on the transaction. We bring in outside title companies, closing attorneys and appraisers as needed for their specialist roles.
