01 / COMPLIANCE & EFFICIENCY
Energy work Bridge coordinates
Bridge handles the administrative side of energy compliance and improvement work. Our building energy management services include:
1. Utility-data collection
Bridge collects the utility-consumption records used for your building's benchmarking reports.
2. Benchmarking filings and deadlines
Bridge files energy benchmarking reports and tracks the compliance deadlines associated with that work.
3. Energy-improvement programs and projects
Bridge coordinates utility rebate and incentive programs, retrofit or equipment-replacement projects, and energy-efficiency financing with outside specialists.
02 / INTEGRATED MANAGEMENT
Administration and technical work have different roles
Bridge engages auditors, engineers, commissioning agents and other outside energy specialists. These professionals perform technical audits, assessments and recommendations, engineering, commissioning, emissions modeling and certification.
Your board or ownership team retains its decisions and responsibilities, including decisions about proposed work and spending.
03 / INTEGRATED MANAGEMENT
Energy administration within ongoing management
Bridge assigns a dedicated account manager to each building and averages four buildings per manager across its portfolio.
Ongoing property management includes a weekly visit to every building.
Boards receive at least one board meeting per month and a reply to every board inquiry within one business day.

Energy administration by market
Reporting and performance requirements vary by building and location.
i.
New York
Local Law 84: Covered buildings report annual energy consumption, with water reporting where required. Bridge's LL84 benchmarking work covers utility-data collection, benchmarking filings and deadline tracking. DOB's benchmarking guidance provides current requirements and deadlines.
Local Law 97: Bridge coordinates emissions-related filings and tracks the compliance cycle. Outside professionals perform technical emissions work and any required report certification. DOB's LL97 guidance explains emissions limits, reporting pathways and deadlines.
For broader local-law filing and cycle coordination, explore building compliance.
ii.
Boston
In the City of Boston, BERDO (the Building Emissions Reduction and Disclosure Ordinance) covers energy and water reporting, third-party verification and building-emissions requirements. Boston's official BERDO guidance explains the program.
iii.
Washington, DC
The District has an annual energy benchmarking requirement(https://doee.dc.gov/service/energy-benchmarking and Building Energy Performance Standards (BEPS). These address energy reporting and building energy performance respectively.
In Boston and Washington, DC, Bridge coordinates utility-data collection, benchmarking filings, deadline tracking and outside-specialist engagement.
FULL-SERVICE PROPERTY MANAGEMENT
Management fees
Bridge charges a flat monthly fee per building for property management and administration, scaled by building size. Lawyers, engineers, contractors and other third-party costs are billed separately. Discuss specialist-service scope and fees alongside ongoing management in your proposal request.
The management work includes financial reporting, scheduled visits, vendor coordination and regular board contact.
SINGLE-BUILDING MANAGEMENT
Single-building associations
If you are researching property management for a small condo association, Bridge accepts single-building clients. Tell us your unit count and management needs so we can discuss the fit and scope for your association.
HAND OVER THE WORK WITH THE BUILDING'S HISTORY
Switching to Bridge
A typical transition to Bridge takes about two months. The handover covers your building's history, financials, open problems and staffing, whether your association is self-managed or changing companies.
Tell us your building's location and size, your current management arrangement, and the work your board wants Bridge to take on.
