Management scope and fees
You retain your ownership decisions and responsibilities. Bridge takes on the reporting, coordination and administration described below, with the scope agreed for your building.
Our management and administration fee is a flat monthly fee per building, scaled by size.
Property management
For property owners, Bridge connects financial reporting with the work behind the expenditure: arranging maintenance, comparing bids and tracking providers. The records and responsibilities below give you a basis for reviewing both spending and service delivery.
01 / FINANCIAL CLARITY
Financial reporting for ownership decisions
Bridge works with you to establish operating and capital budgets and the revenue needed to balance them. We prepare:
Monthly budget comparisons: Revenue and expenditure against budget, for the current month and year to date
Financial statements: Balance sheets, income statements and cash-flow statements
Supporting records: Check histories, bank reconciliations, and accounts-payable and accounts-receivable reports
You can compare actual income and spending with the budget while Bridge handles the preparation of the reports.
02 / COST CONTROL
Bids, contracts and expenditure review
Bridge prepares scopes of work and requests for proposals so vendors can be compared on a consistent basis. We handle:

Bid comparison and contract negotiation
Vendor performance and compliance tracking
You have comparable bids to consider alongside the building's budget; Bridge manages the sourcing and follow-through.
03 / ASSET PRESERVATION
Building condition and maintenance
Bridge coordinates the work on site and maintains a record of the property's condition:
Inspections: Weekly building visits, seasonal inspection schedules and a historical physical-condition log of completed inspections
Maintenance: Preventive maintenance and corrective repairs coordinated with outside providers
Building staff: Placement and management on the owner's behalf
The inspection record supports continuity when reviewing maintenance needs and work on the building.

Resident assistance and critical issues
Residents, including multifamily tenants, can reach Bridge by telephone 24/7. We resolve critical building issues within 24 hours.
A critical issue is one that creates an immediate threat to resident safety, habitability, building security, essential building services, or continuing property damage.
The resolution commitment applies to these critical issues, not every routine request.
Bridge manages the long-term capital plan, bids major replacements such as roofs, elevators and HVAC, and administers project contracts. Every building receives a five-year plan, reviewed twice per year. We bring in engineers, architects and reserve study analysts as needed, and owner's representatives on large projects.
We also handle building administration:
Compliance: Coordination in both markets. In New York, Local Law 11 work can include engaging the inspecting engineer, scheduling the inspection and coordinating filing. The outside professional performs the facade inspection.
Energy: Utility data collection, benchmarking filings, compliance deadlines and conservation programs, with outside specialists performing technical work.
Insurance: Policy and renewal calendars, vendor certificate collection, loss reporting and incident tracking, with outside insurance specialists handling their professional work.
Work reserved for licensed professionals is performed by outside specialists.

Rental and transaction services

Multifamily rental administration
For multifamily rental buildings, Bridge provides tenant screening, rent collection, arrears recovery and eviction-related administration. Outside lawyers perform any required legal work and bill separately.
ii.
Transaction administration
For sales, sublets and refinancing, Bridge handles the relevant transaction administration, which can include resale or estoppel packages, assessment and violation checks, and ownership-change processing. Outside title companies, closing attorneys and appraisers perform their specialist roles as needed.

New York representation
Direct sales and leasing representation is available in New York only, separately contracted and charged. In New York, Bridge Property Management LLC is licensed by the New York State Department of State as a real estate broker.

HAND OVER THE WORK WITH THE BUILDING'S HISTORY
Bridge accepts single-building clients. If you are moving from self-management or replacing a company, a typical transition takes about two months. The handover covers the building's history, financials, open problems and staffing.
