Compliance work Bridge coordinates

Our building compliance management brings filing coordination and outside-specialist engagement into your building's management.

01 / FACADE SAFETY

Facade inspection coordination in New York

For Local Law 11 (facade inspection requirements), Bridge can engage the inspecting engineer, coordinate the inspection schedule and coordinate filing of the report.

Outside professionals perform inspections, engineering, technical assessments, professional certification and legal or tax advice. Bridge coordinates the administrative work and tracks the relevant compliance cycles.

02 / SUSTAINABILITY REPORTING

Energy data and reporting

In New York City and the Boston metropolitan area, Bridge coordinates utility data collection, files benchmarking reports and tracks compliance deadlines. We engage outside energy auditors and consultants where needed.

In New York, the work includes:

- Local Law 84 (energy and water benchmarking): Coordinating utility data collection and filing benchmarking reports

- Local Law 97 (building emissions requirements): Coordinating emissions-related filings and tracking the compliance cycle

For Boston buildings, our confirmed work covers utility-data coordination, benchmarking filings and deadline tracking. Identify the applicable local reporting requirements in your proposal.

03 / PROPERTY TAX SAVINGS

J-51 and 421-a administration

In New York, we coordinate filings and track administrative work related to:

- J-51: Tax exemption and abatement for eligible residential rehabilitation or conversion

- 421-a: Partial tax exemption for eligible new residential construction

ACCOUNTABILITY

Compliance within an ongoing management appointment

Bridge assigns a dedicated account manager to each building and averages four buildings per manager across its portfolio.

For boards, our management commitments include at least one board meeting per month and a reply to every board inquiry within one business day. These provide defined opportunities to raise compliance questions alongside other building decisions.

SINGLE-BUILDING MANAGEMENT

Define the scope for your building

Our property compliance services cover New York City and the Boston metropolitan area. The work is tailored to your building's requirements, with the New York laws and tax programs above specific to that market.

For Washington, DC buildings, we can discuss compliance needs alongside a property-management appointment.

A management proposal helps clarify:

  • Filing coordination: The tasks Bridge takes on and the work performed by outside specialists

  • Working together: The information, access and approvals involved in coordinating the work with your board or ownership team

  • Records and updates: Arrangements for sharing filing status, inspection reports and submission records

  • Service scope and fees: The work covered by the management appointment and any separate services or charges

COMMERCIAL CLARITY

Management fees

Bridge charges a flat monthly fee per building, scaled by size, for management and administration. Third-party costs, including engineers, lawyers and contractors, are billed separately. Confirm the compliance tasks and any separate charges in your proposal.

We accept single-building management appointments. Tell us about your building, its location, the compliance work you need coordinated and your current management arrangement.
