01 / LONG-TERM BUDGETING

Capital improvement planning and funding

Every building receives a five-year building plan, reviewed twice a year, that includes capital planning.

We establish operating and capital budgets with you, including the income needed to fund them. For boards, we present funding options for consideration. Funding decisions remain with your board; Bridge does not provide lending.

02 / BEST-VALUE CONTRACTS

Bidding major replacements

Our capital project management services cover major replacements, including roofs, elevators and heating, ventilation and air conditioning (HVAC) systems.

Bridge manages scopes of work and requests for proposals, compares bids on a consistent basis and negotiates contracts. We obtain at least three bids for non-emergency work. Engineers and architects provide assessments and drawings where needed.

03 / PROJECT OVERSIGHT

What Bridge handles during construction

Bridge administers project contracts and handles:

  • Site and progress checks: Checking progress on site

  • Payment applications: Reviewing contractor requests for payment

  • Change orders: Handling changes to the contracted work

  • Progress updates: Providing updates on project progress

Bridge approves contractor payments and change orders within its delegated authority. Your board or ownership team retains decisions and responsibilities outside that authority.

04 / SPECIALIST COORDINATION

Outside specialists and their roles

Bridge coordinates outside expertise according to the building and project:

  • Reserve-study analysts: Formal reserve-study work where needed

  • Engineers and architects: Assessments and drawings

  • Owner's representatives: A separate specialist appointment on large projects where appropriate

The five-year building plan and a formal reserve study serve different roles. Bridge manages the plan; outside specialists perform study work, engineering and architectural design.

INTEGRATED MANAGEMENT

Capital work within ongoing property management

Bridge assigns a dedicated account manager to each building and averages four buildings per manager across its portfolio. Ongoing property management includes a weekly visit to every building.

For boards, we hold at least one board meeting per month and reply to every board inquiry within one business day.

TRANSPARENT PRICING

Management fees

Bridge's management and administration fee is a flat monthly fee per building, scaled by size. Third-party costs, including engineers, architects, analysts and contractors, are billed separately. Capital-project scope and fees are part of the management-proposal discussion.

We accept single-building management appointments.
