Property management
Our multifamily property management services bring building operations, rental administration and financial reporting together. The scope below explains the work Bridge handles and where separate brokerage or outside professional services apply.
01 / BUILDING OPERATIONS
Maintenance and building operations
Bridge organizes preventive maintenance and corrective repairs, with scheduled inspections to identify potential work:
Building condition: Seasonal inspection schedules and a historical physical-condition log of completed inspections
Maintenance coordination: Scheduling and coordination with outside maintenance, security, engineering and other specialists
Building staff: Placement and management on the owner's behalf
You can hand over maintenance coordination and staff management alongside the building's financial administration.
02 / FINANCIAL CLARITY
Financial management and reporting
Bridge works with you on operating and capital budgets and the revenue needed to balance them. We prepare monthly reports that compare revenue and expenditure with the budget, showing the current month and year to date.
The supporting records include:
Balance sheets, income statements and cash-flow statements
Check histories and bank reconciliations
Accounts-payable and accounts-receivable reports
These reports give you a view of the building's finances while Bridge handles their preparation.
03 / VENDOR COORDINATION
Vendor sourcing and follow-through
Bridge prepares scopes of work and requests for proposals, compares bids on a consistent basis and negotiates contracts. We also track vendor performance and compliance, so sourcing a provider and following its work sit within the same management scope.
04 / INCOME PROTECTION
Rental administration and leasing
Bridge handles rental administration for multifamily owners:
Tenant screening and rent collection: Both are available as part of Bridge's rental services.
Arrears and tenancy administration: Arrears recovery and eviction-related administration. When legal work is required, outside lawyers perform it and bill separately.
Leasing representation: Representation through Bridge Brokerage Group is separately contracted and charged.
ACCOUNTABILITY
Operating standards you can check
Bridge assigns a dedicated account manager to each building and averages four buildings per manager across its portfolio.
Building visits: Every building receives a visit every week.
Non-emergency work: At least three bids.
Longer-term planning: Every building receives a five-year plan, reviewed twice per year.
Tenant telephone assistance: Tenants can reach Bridge by telephone 24/7.
Critical building issues: We resolve critical building issues within 24 hours.
A critical issue is one that creates an immediate threat to resident safety, habitability, building security, essential building services, or continuing property damage.
The 24-hour resolution commitment applies to these critical issues.

Larger projects and building administration
Bridge also coordinates work that needs planning beyond day-to-day maintenance:
i.
Capital projects
Long-term capital-plan management, bidding for roof, elevator and heating, ventilation and air conditioning (HVAC) replacements, and project-contract administration. We bring in engineers, architects and reserve study analysts as needed, and owner's representatives on large projects.
ii.
Compliance
Building-compliance coordination in New York City, the Boston metropolitan area and Washington, DC. In New York, Local Law 11 work can include engaging the inspecting engineer, arranging the inspection and coordinating filing. The outside professional performs the facade inspection.
iii.
Energy and insurance administration
Utility data collection, benchmarking filings, conservation programs, policy and renewal calendars, vendor certificates, loss reporting and incident tracking. Outside energy and insurance specialists provide their specialist services.
Work reserved for licensed professionals is performed by outside specialists.
COMMERCIAL CLARITY
Management scope and fees
Bridge charges a flat monthly fee per building for property management and administration, scaled by building size. Third-party costs, including contractors, engineers and lawyers, are separate. When an outside professional is required, that provider bills separately.
Leasing representation through Bridge Brokerage Group is separately contracted and charged. Rental-administration and specialist task inclusion and any separate charges form part of the management proposal.
HAND OVER THE WORK WITH THE BUILDING'S HISTORY
Bring us your building and its management history
Bridge accepts single-building clients. Whether you manage the building yourself or are appointing a replacement company, a typical transition takes about two months. The handover covers the building's history, financials, open problems and staffing.
Tell us your building's location and size, current management arrangement and the work you want to hand over.
