Insurance documents and renewal calendars

Renewal preparation

We track policy and renewal dates, provide advance renewal notice and prepare building data and loss history for the broker's renewal submission. Outside insurance brokers provide coverage advice and handle placement.

Vendor certificates of insurance

We collect and review vendor certificates against the building's insurance requirements and follow up on missing or expired certificates. Bridge does not allow vendors to work without a required certificate.

02 / EXPERT COORDINATION

Incident records, loss reporting and specialist support

Bridge records incidents and reports losses. For major claims, we bring in public adjusters or coverage counsel as appropriate. Our administrative work and coordination are distinct from coverage advice, insurance placement and claim settlement.

03 / ASSET PROTECTION

Building care and response to continuing damage

Insurance administration sits alongside the practical management of your building. Bridge coordinates preventive and corrective maintenance with outside providers.

We visit every building weekly, create seasonal inspection schedules to identify potential maintenance problems and record completed inspections in a historical physical-condition log.

Boards and residents have 24/7 telephone assistance. We resolve critical building issues within 24 hours. A critical issue creates an immediate threat to resident safety, habitability, building security, essential building services, or continuing property damage. This commitment applies to critical building issues.

Bridge assigns a dedicated account manager to each building and averages four buildings per manager across its portfolio.

CLEAR TERMS

Scope and fees

Bridge's management and administration fee is a flat monthly fee per building, scaled by size. Third-party costs are billed separately.

A management proposal helps clarify:

  • Task inclusion: Insurance-administration work included in the monthly fee and any separate charges

  • Responsibilities: Review of insurance documents and requirements, and approval of renewal or policy decisions

  • Incidents and losses: Coordination of recording and reporting responsibilities

  • Records and updates: Arrangements for sharing information with the board or ownership team

  • Outside professionals: Specialist involvement and associated costs
