  • Monthly budget comparisons showing revenue and expenditure for the current month and year to date

Your board can also log in through AppFolio to see the building's finances. The figures remain available to your board while Bridge handles their preparation.

Building operations and maintenance coordination

Bridge coordinates building care and keeps a documented record:

  • Weekly visits: We visit every building every week.

  • Inspections: We arrange seasonal inspections and record completed inspections in a historical physical-condition log.

  • Maintenance: We coordinate preventive maintenance and corrective repairs.

  • Building staff: We place and manage staff on your board's behalf.

We coordinate outside maintenance, security, engineering and other specialists as needed.

Compliance, insurance and energy administration

Bridge also handles administrative work that sits alongside daily building operations:

  • Building compliance: We coordinate compliance work in both markets. In New York, Local Law 11 support can include engaging the inspecting engineer, scheduling the inspection and coordinating filing. The outside professional performs the facade inspection.

  • Insurance: We manage policy and renewal calendars, collect vendor certificates, report losses and track incidents, coordinating with outside insurance brokers and other specialists as needed.

  • Energy: We manage utility data collection, benchmarking filings, compliance deadlines and conservation programs, with outside energy specialists performing technical work.

Work reserved for licensed professionals is performed by outside specialists.

Capital projects

A roof, elevator or HVAC replacement brings budgeting, bidding and project administration together. Bridge works with your board to establish operating and capital budgets and the revenue required to balance them.

Bridge handles:

Where needed, we bring in reserve study analysts, engineers and architects for assessments and drawings, and owner's representatives on large projects. COMMERCIAL CLARITY

Management fees

Bridge charges a flat monthly fee per building for property management and administration, scaled by building size. Lawyers, engineers, contractors and other third-party costs are billed separately. Discuss specialist-service scope and fees alongside ongoing management in your proposal request.

The management work includes financial reporting, scheduled visits, vendor coordination and regular board contact, the responsibilities and commitments set out above.
