Full-service property management brings your building’s day-to-day management and administration together under a dedicated account manager, with clear responsibilities agreed from the start. Your board or ownership team stays in control of its decisions.

01 / ACCOUNTABLE FINANCES

Financial management & reporting

We establish operating and capital budgets with you, including the income needed to fund them. Monthly reports compare income and expenditure with the budget for the current month and year to date, so you can see where actual finances differ from the plan.

For co-ops and condos, we bill and collect maintenance and common charges and pursue arrears.

Your building's financial records include:

  • Financial position and cash: Balance sheets, income statements and cash-flow statements

  • Payments and reconciliation: Check histories and bank reconciliations

  • Amounts owed and due: Accounts-payable and accounts-receivable reports

Boards can view their building's finances through AppFolio. For rental owners and investors, agree financial-reporting arrangements in your proposal.

02 / DAY-TO-DAY OPERATIONS

Maintenance & building operations

  • Maintenance: Preventive maintenance and corrective work coordinated with outside providers

  • Inspections: Seasonal inspection schedules and a historical physical-condition log of completed inspections

  • Vendors: Scopes of work, requests for proposals, consistent bid comparisons, contract negotiation, and performance and compliance tracking

  • Building staff: Placement and management on behalf of boards and owners

03 / RENTAL MANAGEMENT

Rental administration

For rental and multifamily buildings, we handle tenant screening, rent collection, arrears recovery and eviction-related administration. Outside lawyers perform legal work and bill separately. Direct leasing representation is available in New York only, as separately contracted and charged brokerage.

Specific operating commitments

Bridge assigns a dedicated account manager to each building and averages four buildings per manager across its portfolio.

  • Building visits: A visit to every building every week

  • Board meetings: At least one board meeting per month

  • Board inquiries: A reply to every board inquiry within one business day

  • Non-emergency work: At least three bids

  • Telephone assistance: Available 24/7 to boards and residents, including multifamily tenants

  • Critical building issues: Resolved within 24 hours

A critical issue creates an immediate threat to resident safety, habitability, building security, essential building services, or continuing property damage. The 24-hour resolution commitment applies to these critical issues.

Planning and specialist coordination

Every building receives a five-year building plan that includes capital planning, reviewed twice a year.

Our specialist coordination includes:

  • Capital projects: Managing the long-term capital plan, bidding major replacements such as roofs, elevators and HVAC, administering contracts, and presenting funding options to the board

  • Building compliance: Coordinating filings and tracking compliance cycles; named New York local-law work applies only in New York

  • Energy administration: Collecting utility data, managing benchmarking filings and deadlines, and coordinating conservation programs

  • Insurance administration: Tracking policy renewals, collecting vendor certificates, reporting losses and recording incidents

Engineers, architects, reserve study analysts, energy specialists and insurance professionals perform their specialist work. Bridge coordinates the management tasks.

COMMERCIAL CLARITY

Management fees

Our management and administration fee is a flat monthly fee per building, scaled by size. Third-party costs are billed separately. Confirm which rental-administration and specialist tasks are included in the monthly fee and which carry separate charges in your proposal.
